We do conveyancing for the purchase or sale of residential properties in the greater Sydney area.
Our fee is currently $1200 + disbursements regardless of whether it is purchase or a sale .
Our disbursements for a purchase will probably be $150-$300.
Our disbursements for a sale will probably be $250-$350.
We require you to enter into a written agreement with us before we commence work.
Our fee for reviewing a contract for the sale of land is currently $1.20 for each page of the contract with any printing on it. If you proceed to purchase the property, our fee for the conveyancing is reduced by our fee for reviewing a contract.
We also do conveyancing for the transfer of property from one person to another where no sale is involved. This usually occurs when a property is gifted by one family member to another. Our fee for such conveyances is currently $300 + disbursements.
None of the above fees cover stamp duty or property inspections or strata reports. We advise clients that the standard contract of sale in use in NSW does not allow a purchaser to rescind the contract (or claim compensation) because of physical defects in the property or because the zoning does not permit the purchaser to use the land in the way the purchaser would wish or because of the financial situation of or the levies planned by the owners corporation (in the case of a strata title property). Hence we advise clients that inquiries into such matters should be completed before entering into the contract or at least before the expiration of the statutory "cooling-off" period (if there is one). We also advise clients that rescission of the contract before the expiration of the statutory "cooling-off" period involves the loss of 0.25% of the purchase price as well as any amounts legitimately claimed under section 66V(7) of the Conveyancing Act which you can read here.
None of the above fees cover a survey to determine the property's boundaries.
